With close to 30 000m2 of floor area, the building is 12-storeys high and has four basement levels for car and bicycle parking. Ground floor tenancies include restaurant, retail and community spaces. Levels 1 to 11 are for office accommodation, with the main plantroom on Level 12.

• develop a cost-effective yet fully compliant design (working closely with the building hydraulics contractor)

• encompasses a number of hydraulics-related innovations to reduce the impact on the environment

• basement drainage design incorporating a major subsoil network taking into account the subterraneous water flow
